Community Building Addition and Renovation Project

This project included the creation of a community building serving the residents of two existing apartment buildings, 30 and 48 units respectively, as well as a comprehensive renovation of the existing buildings. Prior to this project the two buildings shared a city block and faced one another with a bleak asphalt parking area between. Although the residents of both buildings were primarily seniors, there was little opportunity for relationship or collaboration between the two buildings' residents. The primary goal of the project was to provide high quality common facilities for the residents to share, encouraging relationships amongst all residents.
The 5,000 SF Building Addition includes main common building/complex entry, mail area and commons, offices for the on-site manager and activities coordinator, residents' computer lab, a personal care/beauty shop, and a large multi-purpose community room with attached kitchen. Connection to the existing buildings is provided by two enclosed connector halls allowing residents weather-protected access to the community building addition and both original apartment buildings. The site was substantially re-planned to accomodate vehicular access and parking needs displaced by the addition.
Building renovation of the two apartmnent buildings included: window replacement, roof replacement, new boilers and HVAC systems upgrades, security/entry system replacement and refurbishment of all common areas. At 78 existing apartments work included: new lighting throughout, new interior doors and hardware, new kitchen cabinets and sinks, and new bathroom vanities and accessories. Most units remained occupied during construction activities. Renovation work was designed and coordinated in order to accomplish most tasks in two working days, with residents being displaced for no more than eight hours on two occasions.
